1 Percent Flip LLC facilitates real estate investment loans including Fix & Flip, DSCR (Debt Service Coverage Ratio), Ground-Up Construction, and Bridge loans. We connect real estate investors with lending products through our wholesale lending partners. Loans are made to business-purpose entities (LLCs, corporations, etc.) and are not consumer loans.
We are not a direct lender. 1 Percent Flip LLC acts as a loan broker, connecting borrowers with wholesale lending partners. All loans are subject to the terms, conditions, and approval of the respective lending partner.

Submitting a loan application through our website or borrower portal does not guarantee loan approval. All applications are subject to review, underwriting, and approval by our lending partners. Information you provide must be accurate and complete. Providing false or misleading information may result in application denial and/or termination of services.

Our borrower portal provides a secure environment for tracking your loan, uploading documents, and communicating with our team. You are responsible for maintaining the confidentiality of your login credentials. You agree to notify us immediately of any unauthorized access to your account.
Documents you upload through the borrower portal may be shared with our lending partners for the purpose of loan processing and underwriting. By uploading documents, you represent that you have the authority to share such documents and that the information contained in them is accurate.
Specific loan terms, fees, interest rates, and costs will be disclosed to you in writing prior to loan closing. Our standard origination fee is 1% of the loan amount. Additional fees (title, appraisal if applicable, recording, etc.) are standard third-party costs and will be itemized in your loan estimate.
Nothing on our website, in our communications, or in these Terms constitutes a commitment to lend, a pre-approval, or a guarantee of any loan terms. All loan terms are subject to final underwriting approval by our lending partners.
All content on our website — including text, graphics, logos, and software — is the property of 1 Percent Flip LLC and is protected by applicable intellectual property laws. You may not reproduce, distribute, or create derivative works without our written permission.
To the maximum extent permitted by law, 1 Percent Flip LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or relating to your use of our services, including but not limited to lost profits, loan denial, or delays in funding.
You agree to indemnify and hold harmless 1 Percent Flip LLC, its officers, directors, employees, and agents from any claims, damages, losses, or expenses arising out of your use of our services, your violation of these Terms, or your violation of any rights of a third party.
These Terms shall be governed by and construed in accordance with the laws of the State of Missouri, without regard to its conflict of law provisions. Any disputes arising from these Terms shall be resolved in the courts of Jackson County, Missouri.
We reserve the right to modify these Terms at any time. Changes will be posted on this page with an updated "Last updated" date. Your continued use of our services after changes constitutes acceptance of the updated Terms.
